Nashville's zoning code currently has no separate category for data centers, treating them like general office space. This ordinance creates five distinct data center categories — accessory, small, medium, large, and campus — each with its own size and electricity limits, allowed zoning districts, noise caps, cooling requirements, and minimum distance buffers from homes, schools, churches, and parks. Data center campuses would be banned countywide, while the largest permitted type (large) would require a special exception and is limited to the heaviest industrial zones.
